Most real estate agents are decent human beings, but sometimes their jargon takes euphemism to the next level.
When they describe something as a ‘renovator’s delight’; as having ‘unlimited potential’ or being a ‘blank canvas’; or as ‘just needing a little TLC’ – that normally means you should be ready to get in there with a sledgehammer, because it’s probably a dog’s breakfast.
Which means when they drop the pretences and actually call a spade a spade, it’s rather refreshing. That’s the approach these agents in Sydney took, and it’s reaped rewards for them, their brutally honest description of this Central Coast property earning them the accolade of crafting Australia’s most viewed property listing of 2020, according to realestate.com.au.
Matt Gravas and Richard Faulkner of Gittoes East Gosford get straight to the point with their spiel for 1 Linden Street:
“The current owners of this family-sized four bedroom, two bathroom home have kindly commenced the renovation process starting with the removal of the gyprock walls – one punch at a time!”

“The years of ignoring any upkeep has really assisted in getting the removal of the timber deck underway too,” they joke.
“You’ll need more than a fresh coat of paint and new carpet here! A lot of elbow grease and a little creativity is required, but with so much potential and a versatile floorplan, it’s definitely worth a look.”
“Complete with a bespoke mouldy splashback, the kitchen has been partially renovated, and the mould theme flows through to the main bathroom, with a mouldy ceiling, separate bath with attractive staining, and a severely deteriorating vanity.”

“The main bedroom is light-filled with an open plan ensuite (currently missing a shower screen) and a walk-in robe, where the screen has been conveniently placed after falling off… Other features include holes in the walls of most rooms, the aforementioned rotting timber deck that backs onto a completely private fully fenced yard with established gardens, and a carport that will fit many makes and models of cars – as long as they are not too high.”

Despite all this, 1 Linden Street ended up selling for $535,000 in August – $85,000 above the $450,000 guide, which is roughly the same price as a typical apartment in North Gosford.
The auction saw a healthy eleven registered bidders, but the bigger news was how much traction it got online, the realestate.com.au listing receiving more than 350,000 page views over its marketing campaign.
We can chalk up a lot of the attention to the tongue-in-cheek listing, but not all those views were people looking for a quick laugh – there would have been more than a few genuinely interested shoppers. Sydney’s a crazy place: we’ve already seen other hovels like this former Inner West drug lab and this literal bush shack in the Blue Mountains sell for hundreds of thousands above their reserve prices this year, so a conventional suburban house with a bit of property damage seems quite tame in comparison.
Fingers crossed the new owners aren’t afraid of a little DIY…

We’re all going a little bit stir-crazy – including ‘Gen Z it-boy’ Luka Sabbat, who took to Instagram to reminisce simpler, pre-COVID times.
The actor and model shared a photo of himself goofing off at the famous 5-star Hôtel Costes in Paris’ 1st arrondissement, wearing a characteristically quirky outfit: full double denim, white t-shirt and long white socks with brown leather loafers. On anyone else, it might look a little dorky (particularly the combination of white socks with loafers like that – a big style no-no), but Sabbat pulls it off with flair, giving off huge 80s Degrassi Junior High vibes.

Degrassi Junior High was a Canadian television series which aired from 1987 to 1989 that revolved around the lives of a group of students living in Toronto, Canada’s largest city. Unlike its American contemporaries Saved by the Bell and Beverly Hills, 90210 – both of which used actors who were in their twenties to play teenagers – Degrassi used people who were the same age they were playing and had a much tighter budget.
This was actually the key to its success, as it was considered far more relatable than the competition. Cast members also often did their own makeup and wardrobe, meaning the fashion on the show was a much more realistic representation of what was actually popular at the time – naturally, double denim abounded. There’s a reason it’s called the ‘Canadian tuxedo’.
Degrassi was rebooted in 2001 as Degrassi: The Next Generation, which famously kickstarted the career of actor-turned international hip-hop icon Drake. Luka Sabbat and Drake share a connection, too: the two superstars are friends, Sabbat notably having starred in the music video for Drake and French Montana’s 2018 single No Stylist. Talk about six degrees of separation…

Luaus, lei, stunning beaches and huge volcanoes. It’s easy to see why Hawaii is such a draw for tourists. Just under 10.5 million of us descended upon the island state in 2019, a 5% increase over the preceding year (that number has unsurprisingly decreased drastically in 2020).
But for all its allure, there is in fact a ‘second Hawaii’ in China that is seeing a surge in domestic tourism in the wake of the global pandemic, and could well prove to be the best Bali alternative for Australians seeking some serenity as soon as borders open.
Hainan – the smallest and southernmost province of China which is dominated by Hainan Island and further populated by 200 smaller islands – is a tropical paradise and worlds apart from the smog-filled metropolises of mainland China.
According to Traveller, it has recently recorded six months without a single case of COVID-19, a fact that Hawaii can’t match. The US state has recorded 18,712 cases in total, 260 deaths and, at the time of writing, recorded 53 new cases.
Mainland China is currently recording low numbers of new cases itself, but with its residents expectedly unwilling to travel to other tropical hotspots, they’re now looking a little closer to home for their end of year getaway thrills.
Traveller reports 9.6 million tourists flocked to Hainan in October 2020 alone, representing a 3.1 per cent increase on tourists numbers over October 2019, before the pandemic was even a thing and proving that the Chinese were – like most holiday goers – avoiding their own backyard in search of far-flung destinations.

Indeed, these tourism figures prove that it is domestic tourists seeking solace from the stressors of the pandemic, as foreign visitor numbers were down 87 per cent in October. But with 46 million visitors in total across international and domestic this year, according to Traveller, compared to 83 million in 2019, Hainan is certainly nowhere near ‘back to normal’, but things are most certainly looking up.
That trend looks set to continue, and Hainan Island could well become a new millionaire’s playground. There are five-star hotels already dotted along the beach of Yalong Bay and the recently completed Mission Hills Haikou golf complex – which is 1.5 times the size of Manhattan and comprises 10 golf courses, hotels, water park, movie theatre and plenty of shopping – provides plenty to entice the world’s most wealthy inhabitants to its shores – not to mention a corporation tax rate of 15% expected to be brought in by 2035.
In fact, shopping is one of the biggest draws to Hainan. The Province has made changes recently to its duty-free shopping policy, increasing the annual tax-free limit customers can spend from US$4,125 to US$14,050 – and removing the individual item limit of US1,158. However, in a bid to make sure domestic tourists don’t simply take advantage of the island’s new laws to buy low and resell high, Haikou Customs has increased surveillance – both video and in-person security – to monitor those partaking of the new limits, and has created a database of “high-risk” customers, tracking their spending habits and punishing those who do use the haven to make a quick buck.

If shopping isn’t your thing, then you could always head to Hainan to surf, although, despite Traveller giving rise to the Island’s surfing credentials – Houhai Bay – we don’t think it can quite compete with the waves offered up by Hawaii’s infamous Pipeline reef break. Australians in particular may still prefer to choose Hawaii as their tropical getaway, although, with flight times pretty much the same – 11hrs 55mins Sydney – Hawaii vs 12hrs 20mins Sydney – Haikou – it wouldn’t be the worst idea to try somewhere new.

Regardless of tourists’ reasoning for heading to Hainan, it’s encouraging to see travel resume as we head into 2021 with a healthy dose of optimism, and for domestic travel, in particular, to be experiencing growth.

We’re pretty lucky here in Australia when it comes to The Bat Kiss. Indeed, Oceania as a whole has done pretty well during this pandemic – New Zealand has virtually conquered the virus, and many countries have yet to even report a case, including Palau, Micronesia and Tonga.
Other regions of the world haven’t been so lucky. Europe is suffering, with countries like France, Italy and the UK dealing with millions of cases. China might have done a remarkable job combating COVID-19 but other Asian countries haven’t been so successful, such as India and Indonesia (although considering their huge populations, it’s surprising they aren’t doing worse).
But the Americas have easily had it worst. The United States has the dubious distinction of leading the world in case numbers, with almost 15 million cases – with Brazil taking the #3 spot with almost 6.7 million. Many observers put this down to their COVID-sceptic presidents, Donald Trump and Jair Bolsonaro, who have actively discouraged mask usage and downplayed the extent of the virus.

But the US is a rich country. Brazil isn’t, nor are other hard-hit Latin American countries such as Argentina, Colombia or Peru. The US might have more cases, but the death toll in Latin America is proportionally much higher than it is in the US, or in other Western countries. Respected medical journal The Lancet has described the situation as a “humanitarian crisis”.
In light of this, the Argentinian government has passed a radical new tax, designed to help clamp down on the virus – one that we can’t imagine the US, Australia or other Western countries having the balls to introduce.
Centre-left President Alberto Fernandez’s government has passed a new tax on Argentina’s wealthiest people to pay for medical supplies and relief measures. The one-off levy, dubbed the “millionaire’s tax”, will see those with assets worth more than 200 million Argentine pesos (3.2 million AUD or 2.5 million USD) – around 12,000 people – hit with an extra progressive rate of up to 3.5% on wealth in Argentina and up to 5.25% on that outside the country, BBC World News reports.

It’s a bold move, one that Argentina desperately needs. The country is currently the ninth-worst affected country by COVID-19 in the world, with almost 1.7 million active cases. Argentina was already in the midst of a recession before the pandemic, which has only made things worse, the country potentially facing its ninth sovereign debt default in history, The Economist predicts.
Wealth disparity is already a huge issue in Latin America, so a proactive tax measure like this makes a lot of sense. A majority of Argentines support the new millionaire’s tax, with huge crowds of demonstrators having amassed outside Buenos Aires’ National Assembly building in support of the measure as it was debated in November. Not everyone is a fan, however: opposition groups fear it will discourage foreign investors, and that it will not be a one-off tax.
Regardless of what you think about the tax, it’s certainly a radical measure – and not one you’d easily envisage other countries attempting. Could you imagine the Republicans in the US or the Conservative Party in the UK being happy with something like this?

One of the most essential and underrated elements of a good flight is the cabin crew.
They’re the ones doing all the dirty work behind the scenes: helping passengers board and exit the plane; serving food and drinks; looking after passengers with special needs and of course showing us how to use those damn lifejackets.
It’s not an easy job, either. Long hours, jet lag, being away from home for long periods of time and dealing with entitled flyers all take their toll. Now it seems there’s another imposition cabin crew may have to contend with: not being able to go to the toilet.
China’s aviation regulator is recommending cabin crew on charter flights to high-risk COVID-19 destinations wear disposable diapers and avoid using the bathroom to reduce the risk of infection, Bloomberg reports.
The Civil Aviation Administration of China has recommended this as part of a 38-page list of guidelines for airlines to prevent the spread of The Bat Kiss. Other measures recommended for cabin crew include medical protective masks, goggles, double-layer disposable medical rubber gloves, disposable caps, disposable protective clothing and disposable shoe covers.
The recommendations aren’t quite so severe when it comes to the flight crew, which say they should wear masks and goggles, but they don’t need to wear diapers – somewhat of an oversight, as commercial pilots generally use the same toilets as passengers.

While it’s not clear if these recommendations will become compulsory for Chinese airlines or airlines flying into China, they’re certainly worrying.
No doubt, these recommendations come from a place of genuine concern. Preventing the spread of COVID-19 is crucial, and air travel is a particularly at-risk vector for infection. But we feel for cabin crew who might have to endure the indignity of wearing adult diapers during what’s already quite a stressful and sometimes demeaning job. It potentially sets an unwelcome precedent, too – airlines might continue to force cabin crew to wear diapers post-COVID, denying workers their rights.
Earlier in September, the Australian Federal Court made a landmark ruling that workers have a legal right to go to the toilet and drink water while at work, after the manager of a Brisbane McDonalds franchise told their employees that they weren’t obliged to let them go to the bathroom outside scheduled breaks – prompting legal action from the Retail and Fast Food Workers Union, The Sydney Morning Herald reports.
This echoes protests in multiple different countries about Amazon’s warehouse working conditions, where employees in the UK were forced to urinate in plastic bottles because they couldn’t go to the bathroom during their shift, The Independent relates.
Obviously, there’s a big difference between disease control measures and barefaced corporate greed. But our sympathies still lie with Chinese cabin crews who might have to endure wearing adult diapers.

Intermittent fasting. A form of dieting that is often proven to aid with weight loss is also one that is seeing serious traction of late. Not without its controversies, such as it being a more general umbrella term that has spawned countless – often confusing – variations, intermittent fasting is not always a technique associated with those looking to pile on the muscular pounds.
It’s a topic that New York-based nutritionist Max Lugavere has approached during a recent interview with Rich Roll, a 54-year-old ultramarathoner who underwent a huge fitness transformation following his 40th birthday.
In a short clip taken from Max’s podcast The Genius Life, Max asks Rich, “Do you still routinely fast, because you had such success at the beginning? It got me thinking about the prolonged fasting-mimicking strategy, like a super low-calorie juice cleanse for five days here and there.”
Rich tells Max he is “familiar with that [fasting mimicking]. I’ve had Valter on my podcast. I’ve never done his protocol, and I’ve never done any other kind of long fasting protocols either, but I do do intermittent fasting.”

Rich is referring to the Fasting Mimicking diet, conceived by Dr Valter Longo. Dr Longo created a meal-kit plan for anyone wishing to put themselves onto the diet (which differs from other fasting methods) which includes several low-calorie, low-carb and high-fat meals. According to Healthline, this method forces the body to “generate energy from noncarbohydrate sources after glycogen stores are depleted. This process is called gluconeogenesis.”
“The unique combination of nutrients and reduction in calories is meant to trick your body into thinking it’s fasting, even though it’s being given energy.”
Again, however, Dr Longo’s Fasting Mimicking protocol is targeted more at those who wish to lose weight.
Rich continues, “There are plenty of days where I’ll eat at eight o’clock and then I won’t eat until six or seven [a.m.] the following day.”
“I don’t do that every single day, I think that you can get away with that for a certain period of time depending on how hard you’re training, but at some point, it’s going to start to impede your body’s ability to repair itself and recover.”
“So when you’re trying to make gains and move forward and progess as an athlete, you’ve got to be careful to not do that too often.”
“I think it’s good to shock your body and to train in a kind of semi-starved state because it forces your body to respond to that, but ultimately, you’re going to pay a toll if you’re doing that [intermittent fasting] too much.”
While there is much research to support claims that intermittent fasting can indeed help with weight loss, less is known about its true effects on muscle gain or loss.
Centr, the fitness app designed by Australian poster-boy Chris Hemsworth, says,
“If your goal is to build muscle, sticking with IF can be tricky. Muscle growth requires an excess of calories and a good amount of healthy protein.”
Speaking to sports dietician Lisa Middleton, Centr continues,
“Trying to fit all your daily protein into one or two meals isn’t as effective as spacing it out over a longer period. Ideally, eat food containing at least 25-30 grams of high-quality protein once every few hours to fuel muscle growth.
Circling back to the various methods under the intermittent fasting umbrella, Centr says the most popular method being adopted by “muscle builders” is the 16:8 method.
“Also known as ‘Leangains’, in 16:8, you do all your daily eating (your standard daily caloric intake) within an eight-hour window, then fast for the remaining 16 hours.”
A 2016 study looked into the effects of “a modified IF protocol during resistance training in healthy resistance-trained males.”
The participant group of 34 men was split into two groups: one who had to undertake time-restricted feeding (TRF) while the other stuck to their regular diet.
“TRF subjects consumed 100 % of their energy needs in an 8-h period of time each day, with their caloric intake divided into three meals consumed at 1 p.m., 4 p.m., and 8 p.m. The remaining 16 h per 24-h period made up the fasting period.”
“Subjects in the ND group consumed 100 % of their energy needs divided into three meals consumed at 8 a.m., 1 p.m., and 8 p.m.”
Following the eight-week study, results showed that the TRF group lost more fat than the normal diet group, but “fat-free mass, muscle area of the arm and thigh, and maximal strength were maintained in both groups.”
Ultimately, the study showed that intermittent fasting can be a good diet for those wishing to look lean, since it doesn’t promote muscle loss, but does promote fat loss.
“Our results suggest that an intermittent fasting program in which all calories are consumed in an 8-hour window each day, in conjunction with resistance training, could improve some health-related biomarkers, decrease fat mass, and maintain muscle mass in resistance-trained males.”
That’s not to say that as soon as you take up an intermittent fasting diet you can expect to see quick results and major gains – you should always consult a medical professional before drastically changing your regular diet and training methods – but it could potentially be a new method to try if you’re not seeing the results you want in the bathroom mirror.

Bondi Beach is one of the world’s most legendary pieces of sand, a veritable temple to sun, surf and tanned bods.
Aussie fitness fanatics love working out down by the beachfront, whether that means jogging past the water, popping squats at the North Bondi outdoor gym, or swimming laps at the iconic Bondi Icebergs ocean pool.
That sort of health-conscious pageantry might be fine for the average Sydneysider, but we thought we ought to show the rest of Bondi what fitness really means. That’s why DMARGE teamed up with sporty Swiss watch brand Breitling on a groundbreaking new fitness competition that had the rest of Bondi sweating with envy.
To celebrate the release of the new Breitling Endurance Pro, five of Sydney’s top athletes went head-to-head for the first-ever Breitling Endurance Pro Challenge down on Sydney’s most famous beach. Bondi lifeguard Clint Kimmins, CrossFit Games athlete Khan Porter, ex-rugby player Ben Seymor, body transformation coach Brock Ashby and Ironman Kendrick Louis competed across a series of challenges hosted by Commando Steve.
Our five athletes certainly put themselves (and the Breitling Endurance Pro) to the test. We started them off with a 3km run – the boys quickly getting into the spirit of the competition. Then, brutal burpees, followed up by some savage sandbag ground to shoulder cleans, just to make sure their traps were really feeling the burn.
It wouldn’t be a Bondi fitness challenge without some beach action. Next was some soft sand sprints, and then finally, sprints in and out of the frosty morning surf. In the end, Khan Porter took home the gold – although all the athletes did themselves proud. Naturally, their Endurance Pro watches also withstood the tough Bondi conditions with ease.
